Why Homeowners and Property Managers Need Professional Inspections
Many homeowners and property managers don't realize the severity of water, mold and smoke damage until it's too late. Standards home inspections often miss hidden moisture, mold behind walls, or smoke residue lingering in air ducts. That's where our expertise comes in.

Signs You May Have Damage:
-
Musty odors or unexplained humidity levels.
-
Visible mold spots - or respiratory issues no clear cause.
-
Persistent smoke smell or discoloration on walls and ceilings.
-
Past leaks or plumbing issues that were never professionally inspected.
Without proper detection, these issues can escalate, leading to expensive repairs, compromise air quality, and even serious health conditions.

Real-Life Case Studies Why Inspections Matter
Case # 1 Smoke Damage Mistaken for Mold
Problem:
A homeowner was concerned after an HVAC contractor noticed spots on the walls and suggested it might be mold. Worried about potential health risks, they called us for an expert inspection.

Inspection and Findings:
Using surface sampling techniques, and visual inspection techniques, we determined the home had actually suffered smoke damage - not mold contamination. This distinction was crucial because smoke damage required a different remediation process and insurance coverage.

Solution & Outcome:
We provided a detailed report proving the smoke damage, which allowed the homeowner to successfully file an insurance claim-securing coverage for proper restoration.

-
Hidden damage is often misdiagnosed expert inspections ensure the correct restoration process.
-
Proper documentation helps homeowners and property managers secure insurance coverage for necessary repairs.

Case # 2 Hurricane Damage & Improper Restoration
Problem:
A homeowner contacted us after noticing some health issues and worsening issues in their home following a recent hurricane. They suspected storm related damage but weren't sure how severe it was.
Inspections and Findings:
Our assessment revealed:
-
Significant moisture intrusion from the storm.
-
Structural damage not initially identified.
-
The home had contaminants from the storm.
While insurance covered the damage based on our detailed report, the restoration company hired by the homeowner was not fully qualified to handle all aspects of remediation. including improper mold removal that worsened air quality inside the home.
Outcome:
Recognizing the issues, we were hired as consultants to provide guidance on the restoration process. We pointed out from our visual inspection that the restoration process was not being performed to industry standards. We had to take air samples, surface samples for mold to determine the contamination level within the home and we use thermal imaging which detected lingering moisture issues. Now the homeowner is having to find a restoration company that carries all the necessary certifications to perform the job.
-
Not all restoration companies are qualified choosing the wrong one can cause more damage.
-
Expert oversight ensures that industry standards are met.
