Real World Case Studies Why Proper Inspections Matter
Case # 1: The Buyer Who Skipped Due Diligence - And Paid the Price
A homebuyer purchased a property without conducting a specialized moisture and mold inspection. After closing, they discovered severe mold infestations hidden behind the walls and flooring - creating major health risks.

In desperation, they hired a non-certified mold remediation company, which abandoned the project less than halfway, leaving the home in worst condition than before. The buyer never even got the chance to move in left with:
-
Tens of thousands of dollars lost in failed remediation and legal fees.
-
Mortgage payments on a home they couldn't occupy.
-
A lengthy legal battle against the realtor - but the court ruled against them, affirming that due diligence was their responsibility.
Lesson for Realtors:
This case underscores the importance of advising clients to get expert inspections before closing. If a certified professional had assessed the property before closing and before the due diligence phase had expired, the buyer could have avoided financial disaster and legal conflicts.

Case # 2: The Home Inspector Who Missed the Mold
A home inspector performed a basic air sample test for mold and reported only the lab results of the samples taken. We were called in to
inspect the home for mold, when we conducted our inspection, we found mold was on the walls, floors and the furniture in the home- significant contamination that the initial inspection completely missed. A home inspector main focus is the structural function of the home, where as a mold inspector focus is on the environmental aspects of the home health and safety.

Had the buyer relied solely on the lab report for the air samples, they would unknowingly move into a hazardous home - risking their health and incurring unexpected cleanup costs.

Lesson for Realtors:
Standard home inspections don't always detect hidden mold. Our techniques reveal what basic test miss. ensuring buyers purchase properties with full knowledge of potential risks.
